Almost everyone starts their home search — or their curiosity about what their own house is worth — the same way: by pulling up Zillow and glancing at the Zestimate. It’s fast, it’s free, and it’s right there. But how much should you actually trust that number in 2026? The honest answer is that a Zestimate is a useful starting point and a poor stopping point, and the difference between the two can cost you tens of thousands of dollars.
What a Zestimate actually is
The Zestimate is an automated valuation. An algorithm crunches public records, tax data, recent nearby sales, and user-submitted details to predict what a home would sell for. It covers more than 100 million homes, updates constantly, and has genuinely improved over the years. What it is not — by Zillow’s own admission — is an appraisal. It’s a computer’s best guess based on the data it happens to have.
The accuracy gap that matters most
Here’s the part most people miss. Zillow publishes two very different accuracy numbers. For homes actively listed for sale, the nationwide median error rate in 2026 is roughly 2%. For off-market homes — everything not currently for sale — it’s around 7%.
That second number is the one that matters, because if you’re casually checking your Zestimate, your home almost certainly isn’t listed. On a $400,000 house, a 7% error is a $28,000 swing in either direction. And “median error” means half of all homes are off by more than that. There’s also a quiet catch in how the on-market number gets so tight: once a home is listed, the Zestimate tends to drift toward the actual list price, which flatters the accuracy figure.
Why the algorithm gets it wrong
A Zestimate can’t see the things that most affect value. It doesn’t know you gutted the kitchen, or that the house backs onto a busy road, or that your street floods in heavy rain while the next one over stays dry. It can’t weigh condition, natural light, or the fact that the comparable sale it’s leaning on was a distressed sale. Accuracy also varies dramatically by location — it’s tighter in cookie-cutter subdivisions with lots of similar recent sales, and much looser for older, unique, or waterfront homes, which describes a great deal of Coastal Virginia.
How other estimators compare
Zillow isn’t the only automated valuation, and it’s fair to wonder whether a competitor does better. In practice, the major online estimates land in a similar range — Redfin, for example, posts comparable on-market and off-market error rates, and other models are close behind. The differences between them are small enough to be meaningless for any single home. The lesson isn’t that one algorithm is secretly accurate; it’s that all of them share the same blind spots, because they’re working from similar data and none of them has walked through your house. Averaging several online figures and calling the result “truth” still leaves you relying on estimates that can’t see condition, upgrades, or the quirks of your street.
How to use Zillow wisely
None of this means you should ignore Zillow. Use it for what it’s good at: browsing listings, watching general trends, and getting a rough ballpark. Just don’t let it set your list price or convince you what to offer. For that, you want a comparative market analysis — a real look at recent, genuinely comparable sales, adjusted for condition, location, and current demand by someone who has actually seen the homes. Think of the Zestimate as pointing you in a direction, and a proper valuation as the map that tells you how far to go.
