Buying
From your first pre-approval call to the keys, our Yorktown team handles the details so you can focus on finding the right home.
The process
Every purchase is different, but most follow the same six steps.
A lender reviews your income, credit and savings and tells you what you can borrow. It also shows sellers you are ready to buy. We can introduce you to trusted local lenders.
Commute, schools, flood zones and taxes vary a lot from one city or county to the next. Our area guides compare all 16 communities we serve.
We set up a search for new listings that fit your plan and tour homes with you, in person or by video if you are relocating.
We look at recent sales to set a price, then shape terms like the deposit, contingencies and closing date to make your offer stand out without overpaying.
During due diligence you can order inspections, review the flood zone and insurance quotes, and your lender orders the appraisal. We negotiate any repairs.
Closing usually happens at a title or settlement company. We walk you through the final numbers and hand you the keys.
Military buyers
Eligible service members and veterans can often buy with no down payment and no private mortgage insurance. Bubba is a certified Military Relocation Professional who helps PCSing families plan around report dates and base commutes.

Most financed purchases close about 30 to 45 days after a contract is signed. Cash purchases can close faster.
