Questions

Deltaville real estate FAQ

No. Deltaville is an unincorporated community in Middlesex County, so there is no separate town government or town tax. County services, schools and property taxes all come from Middlesex County.

Deltaville is served by Middlesex County Public Schools: Middlesex Elementary, St. Clare Walker Middle and Middlesex High. In SchoolDigger’s 2026 Virginia rankings, Middlesex High placed 124th of 331 high schools and St. Clare Walker Middle placed 119th of 416 middle schools.

Middlesex County’s real estate rate is $0.61 per $100 of assessed value (TY2025), and the county’s FY2027 budget proposal included no real estate tax increase. On a home assessed at $400,000, that works out to about $2,440 a year. Please confirm the current rate with the Middlesex County Treasurer before you budget.

Plan on roughly an hour to Naval Weapons Station Yorktown and about an hour and 15 minutes to Newport News Shipbuilding, using US 17 and the Coleman Bridge. The Coleman Bridge has been toll-free since August 8, 2025.

Ask about water depth at the dock at mean low water, the condition of bulkheads or riprap, and the property’s FEMA flood zone, which affects insurance costs. Much of Deltaville is low-lying and surrounded by water, so a flood elevation certificate is worth requesting early.
