Questions

Newport News real estate FAQ

Newport News is an independent city. In Virginia that means it is not part of any county. The city handles its own schools, taxes and services.

Newport News Public Schools serves the whole city. In SchoolDigger’s 2026 Virginia rankings, Achievable Dream Middle/High and Woodside High are the top-ranked high schools, and B.T. Washington Middle is the top-ranked middle school. Always check the school assignment for a specific address.

The real estate tax rate is $1.18 (FY2027, unchanged from FY2026) per $100 of assessed value. A home assessed at $350,000 would owe about $4,130 a year ($350,000 / 100 x $1.18), or about $344 a month. Your bill depends on the city’s assessment, not the sale price.

Fort Eustis is inside the city, at the north end. Most of the city is about 15 to 25 minutes from Fort Eustis or Newport News Shipbuilding off-peak. Rush hour on I-64 and Jefferson Avenue can add time.

Yes. The city runs along the James River and has creeks like Deep Creek and the Warwick River. Some low areas are in FEMA flood zones, so check the flood map and ask for an elevation certificate before you buy.
